Pleasant Hill Iowa

Pleasant Hill is a community of 9,082 people located just east of Des Moines in Polk County. Pleasant Hill was incorporated as a city on May 12, 1956. In the past ten years, it has seen a population increase of approximately 73%. Pleasant Hill is conveniently situated at the intersection of Iowa Highway 163 and US Highway 65, and is approximately ten minutes from downtown Des Moines. There are approximately 3,395 households in Pleasant Hill, with an average household size of 2.72, and a median household income of $71,868.

Pleasant Hill provides entertainment for the eastern part of the Metro with its multiplex movie theater. Pleasant Hill is the hub of the Gay Lea Wilson Trail, providing access to Des Moines and the City of Altoona.

Pleasant Hill has six parks, including a 40-acre lake, and has five miles of recreational trails. This includes Doanes Park, Sunrise Park, Sunset Park, Dar-Mar Park, Copper Creek Lake Park, and Oak Hill Park.

Pleasant Hill IowaNew subdivisions in Pleasant Hill are located in the Southeast Polk School District, which recently built a new, state-of-the-art 360,000 square-foot high school. Southeast Polk's mascot is the RAM, which is an acronym taken from Runnells, Altoona, and Mitchellville, the three original communities with high schools that consolidated to make the Southeast Polk School District in 1961. The Southeast Polk School District has over 6,000 students, and the high school competes in class 4-A for extracurricular activities. The Central Campus consists of the senior high, the new junior high and the sixth grade building. Eight elementary schools are in the district. Here is a list of recent awards that the Southeast Polk School District has received: 2008 National Blue Ribbon Award (Runnells Elementary); Iowa Board of Education Breaking Barriers Award, ACT Red Quill Award, and the AP Top 25.

Current development needs in Pleasant Hill are single-family, senior housing, and rental housing. Pleasant Hill offers tax abatement on new construction and Tax Increment Financing (TIF) for certain projects. Tax abatement is set up as graduated, five-year abatement for all new construction. 75 percent is abated the first year, 60 percent the second year, 45 percent the third year, 30 percent the fourth year, and 15 percent the fifth year.
